APRA expects lenders to test you 3% above the actual rate. A few non-bank lenders use 2%.
How this estimate is worked out
  • Assessment rate. Your repayments are tested at your interest rate plus the buffer, as principal and interest over the loan term. This is the APRA serviceability test every bank applies.
  • Tax. Income is taxed at 2026–27 Australian resident rates, including the 2% Medicare levy and the Low Income Tax Offset.
  • Income shading. Base salary counts in full. Bonus, overtime, commission and rental income count at 80%, which is typical of major lenders.
  • Living expenses. We use whichever is higher: what you enter, or a minimum benchmark based on household size and income (similar to the HEM benchmark lenders use).
  • Existing debts. Existing home loans are assessed at the assessment rate over 30 years. Each $1 of credit card limit reduces borrowing capacity by about $5, whether or not the card is used.
  • HECS/HELP. Compulsory repayments are taken off the income of the applicant who holds the debt, using the ATO income-based schedule. If that applicant earns under the repayment threshold, it has no effect.
  • Debt to income cap. Total debts are capped at 6 times gross income, a common lender limit.
  • Purchase price. Your loan plus deposit, less estimated Queensland transfer duty and about $3,000 in legal and other costs. Lenders mortgage insurance is not included.

Important: This calculator provides an estimate only and is not a credit assessment or formal loan approval. Any loan is subject to the lender's final approval. Results are indicative and based on the information you provide and the assumptions above. Each lender applies its own policy, so your actual borrowing capacity may be higher or lower. Speak with a licensed mortgage broker or lender for advice specific to your situation. JSC Property Investments is a buyers agency and does not provide financial or lending advice.
