Moreton Bay is one of the strongest growth markets in the country, and it sits right on Brisbane's doorstep. The region runs from roughly 20 to 44 kilometres north of the Brisbane CBD, and since amalgamating in 2008 it has grown into Australia's third-largest council, earning city status in 2023.
The fundamentals are lining up: record government and private investment, one of the fastest-growing populations in the nation, double-digit employment growth and genuine affordability against the capital cities. At the same time the rental market is severely undersupplied, with vacancy below 1% and rents still climbing.
That mix is rare. Strong yields today without giving up long-term capital growth. Declining days on market, rising auction clearance rates and falling vendor discounts all point to a market in the rising phase of its cycle. Moreton Bay sits directly north of the Brisbane CBD, a high-growth region in South East Queensland between Brisbane and the Sunshine Coast. The Redcliffe Peninsula rail line runs into central Brisbane, and the Bruce Highway and Gateway Motorway link the region into the city. Petrie is a growing hub, home to UniSC Moreton Bay and the Moreton Bay Central precinct, with coast and lifestyle on the doorstep at Redcliffe, Scarborough and Bribie Island.
Future Prospects
Moreton Bay is in the middle of a once-in-a-generation investment cycle, and much of it is already underway. It lands in the suburbs as jobs, demand and price support. The headline is Waraba, the new city rising at Caboolture West, planned for around 70,000 people across roughly 30,000 homes, with a town centre, schools, a TAFE and a private hospital, backed by an estimated $9.5 billion.
At Petrie, the 420-hectare Moreton Bay Central precinct is anchored by UniSC Moreton Bay, Queensland's newest university campus, growing toward 10,000 students. At its heart, the new $205.5 million Moreton Bay Indoor Sports Centre is set to host boxing at the 2032 Olympic Games. Health is keeping pace, with the $399.5 million Caboolture Hospital redevelopment complete and the $130 million North Lakes Health Precinct joining a network of satellite hospitals.
Development Projects
The investment is broad and already in the ground, from a brand-new city in the north to health, education and transport upgrades across the region. On top of that sits Moreton Bay's share of the $100 billion-plus South East Queensland pipeline and the $7.1 billion Brisbane 2032 venue program to the south.
Eco nomy
Moreton Bay's economy is now worth around $24 billion and is one of the fastest growing in the country. Health care and social assistance is the standout sector, backed by major hospital and university investment, alongside construction, retail, manufacturing and a growing professional services base.
Growth is driven by people. Moreton Bay has consistently outgrown Greater Brisbane, fed by strong interstate migration from New South Wales and Victoria and high movement within Queensland. The population is projected to climb toward 745,000 by 2046, around 12,500 new residents every year.
For property, the equation is simple. A fast-growing population, more local jobs and a shortage of housing keep upward pressure on prices and rents.

We actively target around 20% of the suburbs in Moreton Bay. Not every suburb makes the cut, and within the ones that do, only certain pockets and streets do.
Our focus is established detached houses in proven, well-connected suburbs, close to infrastructure, jobs and amenity. We avoid flood-prone areas and oversupplied fringe estates. Land matters: the dwelling depreciates, the land appreciates, so position and land content drive long-term growth.
Most quality investment-grade houses in our target pockets now sit between $850,000 and $910,000 or more, with entry-level opportunities from around $640,000. Closer to the city, well-located houses on 400 m² stack up; further out we prefer 600 m² and above. Gross yields run around 3.5% on houses, higher on units and townhouses.
