The change that matters is narrow and specific: from 1 July 2027, losses on an established residential investment property bought after 12 May 2026 can no longer be deducted against your wages. That single shift is the whole story for most established-property investors, and it is worth understanding precisely rather than through the noise.
Announced in the 2026-27 Federal Budget on 12 May 2026, the reform limits negative gearing to new builds from 1 July 2027. It is not yet law. The Treasury Laws Amendment (Tax Reform No. 1) Bill 2026 still has to pass, and the detail can move.
What negative gearing does now, and what stops
Right now, if your established rental costs more to hold than it earns through interest, rates, maintenance and depreciation, you deduct that net loss against your other income, including your salary. Under the new rules, the deduction against salary disappears for established properties purchased after 7:30pm on 12 May 2026. The loss does not vanish. It gets quarantined: you can offset it against rental income from other residential properties, or against a future capital gain on sale.
The timing trap most people miss
The losses sit and wait. If you make a strong capital gain on sale, the carried-forward losses reduce that taxable gain, so the benefit eventually comes back. But if the eventual gain is small, or you sell at a loss, the deductions you banked may never be used. For a higher-rate taxpayer used to a $15,000 annual loss returning around $7,000 at tax time, that cash flow is gone from year one until you sell.
What to do with this
The reform does not make established property a bad investment. It removes a tax sweetener that was never the reason a quality property performed. A well-located established home in a tight market still grows on land value and scarcity, with or without a salary deduction. Run your serviceability without the deduction. If it still holds, the change is a paperwork difference, not a deal-breaker.
