The obvious objection to a buyer's agent is the fee: why pay someone thousands of dollars to help you spend money? It is a fair question, and the honest answer is that a buyer's agent only makes sense if they save you more than they cost. The good ones can, and it is worth understanding the specific mechanisms by which a fee turns into a saving, along with the equally honest caveat that this only holds for a genuinely good agent.

Negotiation savings are the most direct return

The clearest way an agent saves money is at the negotiating table. Buying without emotion, from comparable-sales evidence, and with the discipline to protect your position and walk away can shave a meaningful amount off the price a private buyer would have paid. On a property of any size, the difference between an emotional buyer paying their full ceiling and a professional securing it for less can comfortably exceed the fee. This is the saving most often quoted, and while agencies' headline figures should be treated as marketing rather than guarantees, the underlying mechanism is real: better negotiation produces a lower purchase price.

Avoiding overpaying is a saving even when there is no haggle

Beyond active negotiation, an agent saves money by stopping you paying too much in the first place. A private buyer who misjudges value can pay above the property's worth without ever realising it, especially in a competitive or unfamiliar market. An agent who accurately values a property from comparable sales keeps you from overpaying, which is a saving that does not show up as a dramatic discount but is just as real. Not overpaying by $40,000 is worth exactly as much as negotiating $40,000 off.

Off-market access reduces competition

A good agent's network can get you to properties before they hit the open market, and buying with less competition can mean a better price. When a property is bought off-market, you are not bidding against a full field of buyers driving the price up, which can translate directly into paying less than an open campaign would have produced. Access to those opportunities is something most private buyers simply do not have, and it is one of the more tangible ways the fee can pay for itself.

Avoiding an expensive mistake is the biggest saving of all

The largest saving an agent can deliver is the one that is hardest to see: stopping you buying the wrong property. A property with a hidden defect, a flood risk, a body corporate problem, weak growth fundamentals or a difficult resale can cost you far more than any fee, sometimes for years. An agent doing proper due diligence, who steers you away from a lemon and toward a sound asset, can save you from a mistake that dwarfs their cost. This saving never appears on an invoice, but it is often the most valuable thing a good agent does.

For investors, the fee is partly recovered at tax time

For an investment purchase, the economics improve again because the buyer's agent fee is generally treated as a capital cost added to the property's cost base, which reduces your capital gains tax when you eventually sell. It is not deductible against income and does not apply to a home you live in, and the exact treatment depends on your circumstances, so confirm it with your accountant. But for investors, part of the fee is effectively recovered through the tax system, lowering the real cost of the service.

The honest caveat

All of this depends on the word "good." A poor buyer's agent who overpays, misjudges value or pushes you into an unsuitable property is pure cost, and the savings are not guaranteed by the mere act of hiring someone. The fee only pays for itself when the agent genuinely outperforms what you would have done alone, which is why the decision should rest on the specific agent's track record, not the general promise. There are also buyers who can capture these savings themselves and for whom the fee is therefore not justified.
