Everyone watches the cash rate. Far fewer watch the rental vacancy rate, and for a property investor in Brisbane, the vacancy rate often tells you more about your actual return. The cash rate moves your repayments. The vacancy rate moves your rent, your tenant security and the demand pressure sitting under your asset's value. Right now, Brisbane's vacancy rate is doing something the cash rate cannot offset.
What the vacancy rate actually measures
The rental vacancy rate is the share of rental properties sitting empty and available at a given time. A balanced market sits around 3%. Below that, landlords have the upper hand and rents rise; above it, tenants do and rents soften. Brisbane's vacancy rate has fallen to around 0.6% as at early 2026 on SQM Research figures. That is roughly one-fifth of a balanced market. There is almost nowhere to rent, which is hard on tenants but tells an investor the demand for their property is extreme.
Why it outweighs the cash rate for an investor
The cash rate, now 4.35% after three rises this year, lifts your repayments, and that matters. But a tight vacancy rate works on the other side of the ledger and can more than absorb it. With vacancy this low, combined Brisbane asking rents rose around 8.5% over the year to early 2026. Rising rent directly offsets a rising repayment. An investor whose rent climbs 8% while rates tick up is in a very different position to one holding a property in a soft rental market where rent is flat and the rate rise lands with full force.
The vacancy rate is a read on supply and demand
The deeper reason vacancy matters is that it reflects the fundamentals driving your asset's value. Brisbane's vacancy is this tight because demand for housing is running well ahead of supply, with analysts estimating the city needs around 16,000 new dwellings a year through the decade and construction not keeping pace. That imbalance is structural, not a passing blip, and it is the same force pushing both rents and prices up.
