Brisbane recorded the sharpest monthly fall in home values of any Australian capital in September 2026, down 1.5% (Cotality, 2026). Six months ago it was the market everyone wanted in on. Here is what the data shows and what it means for buyers.
How far have Brisbane property prices fallen?
The decline has accelerated each month. Cotality recorded falls of 0.6% in July and 1.0% in August (Jennison, 2026), followed by 1.5% in September (Cotality, 2026).
At the end of August, Brisbane’s median dwelling value was $1,080,142, which was 2.7% below the May peak but still 10.8% higher than a year earlier (Jennison, 2026). Adding September’s fall, values sit roughly 4% below the peak by our calculation.
Turnover has dropped harder than prices. Brisbane home sales were down 27.2% on a year earlier, the largest fall of any capital (Cotality, 2026).
Why are Brisbane house prices falling?
A long run-up. Brisbane dwelling values rose 122% between March 2020 and April 2026 (Are Brisbane house prices a bubble?, 2026). That pushed prices well ahead of local incomes and left Brisbane with one of the lowest gross rental yields in the country.
Higher interest rates. Four RBA hikes this year have cut borrowing capacity, and Cotality’s outlook names the latest rise as a fresh headwind (Australian dwelling values fall, 2026).
Policy and buyer caution. Higher rates, uncertainty around government policy, weaker investor demand and cautious first home buyers are all weighing on prices (Brisbane downturn gathers pace, 2026). The slowdown began after the May federal budget (Jennison, 2026).
Is this a correction or a crash?
On current data, a correction. Values are falling from a very high base, and the declines so far are a fraction of the gains made since 2020.
The pain is uneven. Earlier in the downturn, the sharpest falls were in inner-city, prestige and lifestyle suburbs, where some medians dropped by $50,000 to $100,000 in three months (Brisbane house prices swing, 2026). Meanwhile, Brisbane’s rental market remains tight (Jennison, 2026), which gives investors some support on income.
Nobody can say with confidence where the floor is. Anyone who claims to know is guessing.
Why a softer market can suit buyers
When buyer numbers fall, the balance of power shifts. Brisbane auction clearance rates dropped below 40% during the downturn (Brisbane house prices swing, 2026), and that tends to bring sellers to the table on:
- Price. Sellers who need to move are more open to realistic offers.
- Conditions. Finance, building and pest clauses are easier to keep in a contract.
- Time. Fewer competing buyers means more time for proper due diligence.
Who should buy now, and who should wait?
Owner-occupiers with secure finance and a long horizon. Picking the right property matters more than picking the bottom. A well-located home bought with negotiating leverage is a reasonable position.
Investors. Focus on fundamentals: land value, rental demand, infrastructure and supply pipeline. Run the numbers at today’s rates, and remember established properties bought after budget night lose negative gearing from July 2027.
Buyers already at their limit. Wait or reduce your budget. Another rate rise or a weaker job market will hurt more if you are stretched.
