Brisbane at a Glance
Brisbane is the strongest capital city market in the country right now, and the reasons are structural. Here are the numbers that matter.
Why Brisbane, Why Now.
Brisbane is the strongest capital city market in the country, and it is structural, not hype. A record infrastructure pipeline, the build-up to the 2032 Games, strong population growth and a rental market under 1% vacancy are all working together.
The median house price passed $1.1 million in early 2026 after years of double-digit growth. Even so, Brisbane still trades well below Sydney and offers stronger yields. For investors and owner-occupiers, the window to buy established, well-located property ahead of the 2032 build-up is open now.
We do not chase fringe house-and-land packages. We buy established houses in proven pockets, on the data. This report sets out why Brisbane sits at the top of our list, and the numbers behind it.
Established property. Proven locations. Bought on the data.
No developer stock. No kickbacks. No conflicts.
What Makes Brisbane Stand Out
Affordable, established housing in fully built-out suburbs
Record investment: $100B+ SEQ infrastructure pipeline
State-leading population growth toward 3.8 million
Severe housing shortage: vacancy below 1%
The 2032 catalyst: a decade of construction and demand
Stronger yields than Sydney or Melbourne, lower entry
A rare combination: capital-city scale, affordability, and a decade-long growth runway. Most markets give you one. Brisbane gives you all three.
Location & Access

- 24/7 curfew-free international airport, about 20 minutes from the CBD.
- Port of Brisbane, one of the country's fastest-growing container ports, major works underway.
- Brisbane Metro is running. Two high-frequency electric bus rapid-transit lines, in service since 2025.
- Cross River Rail is coming. Four new underground CBD stations, the first in over 120 years.
The Biggest Build-Out in the City's History
Most of it is locked in, jointly funded by government and the private sector. It lands in the suburbs as jobs, demand and price support.
Brisbane 2032 anchors a roughly $7.1 billion venue program. The centrepiece is a new 63,000-seat stadium at Victoria Park, with a National Aquatic Centre, a 20,000-seat arena at the Brisbane Showgrounds and a major indoor arena at Roma Street. Main construction ramps through 2026, with venues targeted for completion by 2031.
Queen's Wharf, the $3.6 billion integrated resort, opened in stages from August 2024. It adds hotels, the Neville Bonner Bridge and a riverfront precinct projected to draw around 1.4 million extra visitors a year.
Cross River Rail is delivering 10.2 km of new line and four underground CBD stations. Brisbane Metro is already in service. Waterfront Brisbane is rebuilding the Eagle Street riverfront with two commercial towers, completing later this decade.
